Builder and New Home Construction input needed....

My new Partner and I are working on an opportunity in the building / new construction area.  I have not worked with either a large or small Builder directly in my many years in the business.  John, my Partner, has extensive experience form the painting contractor side, yet is newly licensed.

We are looking for direction on what we can expect the builder will require of us as well as what we can expect to be responsible for in the process....ie...out of pocket money for us.

This potential opportunity is a great break for us, and I know we can handle the sales side.  The key ids for us to get direction so we are prepared for the meetings to get started and have a grasp on the expectations of the Builder we need to handle.

I would think the builder would let you know what he wants and you should tell him what you can offer him.  I sell new homes so I am not real familiar with the money that changes hands.  The more you can pay your agents the better chance you have of getting a good one.  Get the big things right but don't forget about the small stuff.  Cleaning the houses, upkeep, toilet paper and the little things that make life easier on the agent.  These things weren't talked about at my new site and now who is going to pay?  It may not seem like much but every penney comes off someones bottom line.  Keep the agents happy and they are more willing to work when there is no work.

Sorry I am a bit confused. What excatly will you and you partner be doing? Building homes, listing and selling homes, or painting them?

We hope to handle the sale of the homes....although my partner still has his hands in the painting business as well, yet not the physical side.

Our hope is to build a few at first on a small parcel, so we are looking for what to epect to be asked by a Builder to do and the like.

Some where I have a marketing proposal for a builder I use prior to opening a project. 

This is all I do is land acquisition, development and marketing for builders. Send me an email and I'll send you as much as I can.  Good luck......(new home sales are addictive - ask as 27 year addict who was raised by a land developer)......

If the builder wants you to be in charge of sales and marketing, they may require you to have an onsite presence, i.e., instead of their own people, you may need to man the models.
