Maybe I have done all I can.........

I have a potential Seller that like too many do not wish to listen to what they want to hire us to do.  A home in an established development with recent sales and very comparable homes.

When I offered to take the Seller to the other homes so he could see what he was up against the answer was a flat NO!  The home was priced at a newer / remodeled homes in the are in general and the feedback for the few showings they had in the past confirmed this position.

The Seller at then end of an hour of discussion finished w/......So when will you bring me the papers and start the listing?

Am I missing something here?

I more than likely would not want that listing. Sellers need and in fact must know about their competion.

You can show all the comparables you want but sometimes sellers just won't listen.  They want what they want irrespective of reality.  Just lost a listing on a relo.. Prospect had 90 days to sell and if so he would receive a nice bonus from his company.  The listing had not been updated in at least 20 years.  All the competition had been.  Gave a realistic estimate of his value and it was below what he wanted.  He wanted a price ewual to or higher than the remodeled comparables.  He went with an agent who agreed to list at his price even though he said our presentation was the best, most professional and our price point was backed up with hard data.  Sometimes they want what they want and reality doesn't matter.

Perhaps offer to list at their price but get them to sign a price reduction form and date it thirty days out. I would also add 30-45 days to my normal listing agreement to compensate for this down time.

That is a story heard way too often anymore.....and dated is a major issue in too many cases as well.

I always have a form to reduce......these people just wanted the home up and I was not in the mood just to be used.....I passed.
