I just wanted to give to all an update on the St Joe's (Downingtown) Carnival, run but the Knight's of Columbus,  that kicked off last night.....

First, the weather was good, hot but not overbearing....Wednesday may be a bit hotter

Second, the crowd was good for a Tuesday and opening night.....I have been involved with the Carnival for the Chamber of Commerce for 5+ years......so it was good

Third, we were blessed with many volunteer's....and hope that it is the same through Saturday

Fourth, the food we prepared was great and everyone was pleased....John where's the cheese? (more on that later in the week)

Lastly, no issue's that sometimes accompanies these event's....thanks to all.

Remember, Wednesday and Thursday are Family nights and one price ride nights......

Happy Tuesday Active Rain Family......I know things are tight all around, yet we as professionals need to be a bit more responsible.

Our one Town Home listing at $174,000.00 is in top shape w/new carpet, heating and air conditioning system as well as freshly painted.  In a development that supports $165,000.00 all day and as much as $170,000.00 in a recent sale.

We received an email which states they suggest we run an "informal" offer of $100,000.00 by the Seller and see if they are interested, oh yea it is an all cash deal with no inspections.......HELLO McFly, really?   This is an experienced Agent who more than knows the area.  Here's the kicker......this interested Buyer has had my partner sending her homes because she did not have a Realtor.....CRAZY.

I don't get it.....does anyone else?  Am I offhere?  Okay I am done ranting......sorry, I am just blown away.

When it comes will you be ready?

When SUCCESS comes will you be ready to handle it?  As professionals we all have our plan, our daily regiment and our goals.

When we practice what we preach, we are surly more successful.  Are we better teacher's than we are students? 

I am sure we have all heard form our parents......Do as I say.....and NOT as I do.  In business we are what we do and the reward is based on how well we do it.  Our Client's see who we are by the way we interact with them and others while they are around.

Once we get a hold on the practice makes perfect concept that will ensure success in our profession, will we be ready for that success?  No matter the degree of success?

Success will change you and your persona.  Success will change your approach to everything you do. Then all that we have worked for could be lost by those actions.

Prepare well.....Practice daily.....Always be grateful for all that you receive.....share with others all the good that you have received and remember how you got to that point......never take it for granted.

I have always heard of the Knight's of Columbus and that friends and acquaintances have told me they belong to the Knight's, yet I never took the time to find our whatit meant to be a Knight.  I took the plunge just about two week ago and have enjoyed it greatly thus far.

My new Real Estate partner John is a Knight and I attribute that as another in a long line of reason's why he and I are doing business together today.

If you have never heard of the Knight's of Columbus I have included the web page link for you to see all the wonderful charitable acts they work on year in and year out.

*****UPDATE****** my youngest son Kevin is taking his 1st degree in September and together we will take our 2nd dergee the same night.....what a thrill for me.

The St. Joseph's Church in Downingtown, PA is having its first Carnival....being put on by the Knight's of Columbus Council #7208.

The date are Tuesday July 29th through Saturday August 2nd , 2008, each evening from 6 PM - 10 PM.  The location is the rear parking lot behind St Joseph's Church and school on Manor Avenue in Downingtown.

There will be rides for the young and old and everyone in between.....there will be food and games of chance.  The Knight's are having a raffle (please let me know if I can get yo a ticket or two) and we are raffling off a Plasma TV, Laptop computer and a Wii game console, something for everyone.

We are still need of some volunteer's so please let us know if you have some time to give.  Below is the lik for the event...I hope to see you there.

The last two days I have spent with my wife Beverly and our son Kevin at his orientation at Immaculata University.

These are alot of moving around of the two groups, parents annd students.  The school;s attempt to fill the time and keep the interest of all.  The two days were a success as far as I am concerned.

The BONUS was that I had an opportunity to meet and talk with many parents from near and far.  I handed out no less than two dozen business cards and what is even better, through the conversation all asked me for them......YIPPEE!!!!!!

There is one really hot possibility that I am hoping for, and it has nothing to do with this school.  One mother I spoke with had twins......one going here and another to a school about 30 minutes from me.  And that is the child with the issue's as housing at her school is at a premium and she is in dire need on housing (too late to get the few on campus housing opportunities).  I hope to be speaking with her in a day or so, and tomorrow I will be preparing for her call.

You never know where or when an opportunity will present itself.

I just wanted to take a minute to write and let you know I am happy to see that all will now see what I already knew.....Chester County is a great place to raise a family!!!!!

Realtor magazine put its list of Best Counties to raise a family in June....and Chester and Montgomery Counties right here in my backyard made the top ten.

This is such a great marketing tool to add to our relocation package and again just reinforces what those of us fortunate enough to live here already knew.

Hey all AR'ers.....

I just wanted to take a few moments of your time to tell you that maybe I think too much about what works in the business.

We have two listings and neither is allowed much signage.  One only allows in the window ot a large TH development (and yes we are in the back of the development and an inside unit, so no parking lot view) and the other allow NOTHING at the house or the development entrance (actually both do not allow development entrance signage)....to boot accross the street the open spaceis posted against signage....UGH.

I am looking for "creative"ideas to get the word out among the local's......just listed postcards have been done.  We have also taken out classified ads too.

I see that Kim Woods entered a good post on the happenings to be for Downingtown's Good Neighbor Day, I wanted to comment on my day so far.

The race started off early this morning with the Star Spangled Banner sung superbly once again by one of our dear friend, Nancy McFalls.  If you have never heard Nancy sing, take the opportunity when it avails itself to you.  Nancy, along with her husband Steve, are one of my biggest supporter's and I truly appreciate their support and friendship.

The 5k race and 1k walk crowd was as large as anyone has ever seen it,  This shows the market that we live and work in that the community events keep getting better.  My hat off to all who spend countless hours preparing for this day, thank you.  The vendor's were lined up through the walk way from Pennsylvania Avenue and Kerr Park to behind the School District Bldg on Wallace Avenue.....almost anything you can thinks of....food and rides for the kiddies too.,,,,many social and religious groups and arts and craft people.

Then we hung out at Nancy's display of her Silpada jewelery for a good 5+ hours.  Though the rain came,  it did stop around Noon and became a great day.  Meeting old and making new friends.....very nice.

The people networking opportunity is tremendous.  I must have talked real estate with a good 15 people and handed out my card to most of them.  I may have even found a new recruit for our new team, we will meet soon to discuss getting her in real estate classes.  I even met a fellow Pittsburgh'er....and had a few good chuckles of the area that we grew up in and what it meant to us. 

A few Knight of Columbus Brother's too (I just became a Knight last Monday and I will post more on that at another time).  Our hard working Borough officials were out and about with the crowd and never too busy to stop and chat.

Our time had to come to an early end due to a family obligation.....there were bands to come as well as a end of the night fireworks display.....fun for all......IF you wish to be part of it next year, just mark it down on July 4, 2009.....hopefully you and I will have the opportunity to meet.
