Builder and New Home Construction input needed....

My new Partner and I are working on an opportunity in the building / new construction area.  I have not worked with either a large or small Builder directly in my many years in the business.  John, my Partner, has extensive experience form the painting contractor side, yet is newly licensed.

We are looking for direction on what we can expect the builder will require of us as well as what we can expect to be responsible for in the process....ie...out of pocket money for us.

This potential opportunity is a great break for us, and I know we can handle the sales side.  The key ids for us to get direction so we are prepared for the meetings to get started and have a grasp on the expectations of the Builder we need to handle.

The Downingtown Area Chamber of Commerce is organizing a Community Block Party to welcome Stage 2 of the Philadelphia to Pittsburgh Pro Cycling Event.  Planned events include a BMX Air Show, "Best Pizza in Downingtown" Contest, Live Music, Vendor Booths, Bike Raffle, Interactive Yoga Demonstrations, and more!  Green Street will be closed between Pennsylvania and Lancaster Avenues.  Stage 2 of the Tour of Pennsylvania begins Wednesday morning,  June 25 at the corner of Green St. and Lancaster Avenue.

The Lord's Day made brighter......

My family and I attended the 10:30 AM Mass today at St. Joseph's Church and was pleasently reminded that today the Archdiocesan Boy Choir of Philadelphia was there for the Mass.

What a tremendously uplifting performance these young men gave.  The range in ages and voices truly inspired all who attended.  They have performed all around the world and will again this year in Mexico.

Has the Media gone soft??????

At first I thought I was having a dream......then I realized I was not.

On CNBC this morning they spent a good few minutes on the housing market and mortgage industry, no surprise there.....

The surprise comes that the gist of the conversation had to do with the market stabilizing.....both for the mortgage "crunch" and the housing values.

Do you think that now the general public will realize what most of us professionals have been saying for months now, that besides a few markets, we have been stabilized for quite a while now.  Do you think that there will be more commentaries on this topic as being stable?

I actually received a call this morning from a potential client that has been holding off listing her home because of the national image.....we"ll see.

Everyday I get to my computer.....

Everyday I get to my computer to see what comments I have received back from my prior days comments.

Everyday I get to my computer to see what new programs are available to make my job more efficient and easier.

Everyday I get to my computer to see what new referral's are available from my new family member's.

Everyday I get to my computer to see who I can make contact with that will improve the person I am today.

Where is this place I go to?   Well you already know it by reading this post......Active Rain has made such an impact on my life, both personal and professional.

AR comes through again.......a blast from my past!

I wanted to share another good experience I had today thanks to Active Rain.   I received an email via the Active Rain site from a young man I haven't spoke to in probably 5+ years.  He contacted me to let me know where he had been, what he was doing and that he wished to touch base with me to see if he could be of assistance to my business, wow.

Joe is in the mortgage industry and in looking to bring his expertise to my market area.  I am happy to meet with him and look forward not only to catching up, but to see where we can help one another reach our goals.   Certainly a part of the network that needs all the diversity it can get, especially now.

I will let all know more once Joe and I meet.

Mother's day.....Everyday.....

Let me start by wishing all the Mom's out there the very best and happiest Mother's Day.....Beverly my wife and best friend and especially Shannon, the newest Mom I know and the Mother of my grandson, Luke.  

I have a true appreciation of the "profession", as I believe that it is one of the hardest and yet most satisfying of all, at least that is what my Mom always said.  My Mom always gave to us, long before she took care of herself.....she was of an old school that everyone ate before her, she never sat still at the table and made sure all was cleaned up before she moved out of the kitchen.  I never knew what the day truly meant until I had lost my Mom, and then it hit me.....this day was to "honor" my Mom for all the BIG and little things she so unselfishly did for me....I miss her dearly.

I miss my Mom and I hope that our children and grandchildren remember (and they do most of the time) all that they have to be thankful for when it comes to their Mom......always let Mom hear that you love her and always thank her (sometime just because).....I will always pray for all Mother's and remember that it isn't just about the one day a year, Mom's day should be everyday......as far as I am concerned, Mom's never let us down!

Beautiful Monday morning in Downingtown, PA for a walk.....

Starting off the beautiful Monday morning is a great way to get the blood moving here in Downingtown, PA.....the heart of Chester County and a place of growth, change and historic beauty.

I must admit that I have been slacking a bit lately.  My three days a week of racquetball has slid to 1 maybe 2  lately beacuse of work and scheduling...ok my lack of energy.....no one else to blame but me.

That lack of energy has turned into apathy and a BIG change in the waist area......how I yearn for the days of a 38 waist.....LOL

My lovely wife dragged me out of bed today and I thank her for it.  The weather today is also a factor since it was in the 50's and sunny.....just leads itself to making the move.  I also threw myself on the floor to do a few sit-ups and planks....they make me feel great when I do them......so easy yet so easy to pass on when I am at my laziest.

The bottom line is that making the move is the key to making the change that will lead to more energy, enthusiam and BETTER FITTING CLOTHES!!!!! 

Now time for lead generation......with a better bouce in my voice, and isn't that what we are all about.....finding what makes us better at what drives our business?   Actually our neighborhood leads to opportunity to meet and chat on a regular basis for us walkers.   

I know that when we are at our best we do our best.....wish me luck, as I do to you!

What hapened to the key?????? Somtime thing's just happen.

I am sure we all have some funny key stories.  No matter how we try to make sure that the house key is secured, there are times when "something" just happens and then, NO KEY.

As I have written, I have a great new partner John McGovern.....and you would know a bit more about him if he ever joined the family here in AR.  Anyway, we showed about 6 homes yesterday morning to a great young couple and their daughter.  John wanted to take the lead and that was great to see.  He opened the doors and got the homes ready for the Client.  Last night John called me to discuss a few things and he worked into the conversation that he had an extra key in his pocket.  Now I just was like, Huh?  He said he had an extra key and is not sure where he took it from.......LOL.

After a few minutes of some laugh's and wise-crack's (you have to know me to know that I could not let this pass)......I just suggested that I would make calls in the AM before any more showings at the homes we showed.

I did get a call early this AM form on of the Agent's inquiring if we had a key......fortunately it was a garage door key, so not critical.  I left a message for John to call me and when he returned the call I saw the caller ID and said hello is this the key master.....the laugh's just roared.

I also reveled John that I once dropped a key on a wooded porch thta the key fell through and there was no way to retrieve it....no access.....talk about embarrassed to make that call to the Realtor.  I offered to pay for the key, yet I would have to imaging there were a few under that porch.

I know John and I are not the only one's that have had this happen......I am looking for some laugh's today....so if you feel the need, please share....have a great Sunday.
