NEW CONSTRUCTION.....need imput please...

Happy Saturday everyone,

I have been looking to become involved in new construction and I figured the best way is to put out this blog and extract the great wisdom of the Active Rain nation.

I am actually looking to either do from the comfort of my RE/MAX home or even take the plunge and go to a Builder.

I am first concerned about my licensing by working for the Builder.  Am I giving up too much freedom by only working for a Builder?

I am not sure if there is a base salary/commission set up or just commission?

If a base salary....what is normal (if there is such a thing in our business) to expect as a base?

Those who have tried working only for a Builder, and have gone back to a Brokerage...why?

Most Builder ads for Agents seem to prefer new Agents...even non-licensed individuals and they will get trained and licensed.  Is this because the Builder believes that an established Agent (who never has been a site Agent for a Builder) would not want to work and must be desperate for work?

Philadelphia Blog of Brotherly Love.....

I am writing today in response to all those who took the time to welcome me to Active Rain and suggest I write from my heart about why I do what I do.

I now call Philadelphia home, since 1990.  It was to be a 6 month gig for the bank that moved me there to help coordinate their purchase of a beloved local bank (doomed from the start, right).  While the ride went well, 1995 came and it was time to take my lending success to the mortgage banking industry.....besides they were never moving me back to my birth home of Pittsburgh, PA. 

I settled about 60 miles west in East Brandywine, Chester County.  This is where I met my best friend Beverly and married her.  We have raised 3 children with the last in his senior year of high school.  The older two have moved on to bigger and better things, however they always have Dad on speed dial when needed.

When I came to East Brandywine it was small, quaint and quiet (RE taxes were about $1200.00/yr. and now they are about $4800.00).  The Downingtown Area School District was overflowing and today it has added an additional high school and middle school....with another of each due by 2011.  There is still charm and warmth out here and being here this long I know how to get around all the traffic this wonderful growth has brought.  We are 15 minutes to Lancaster and the beauty of the Amish life......45 minutes to all that Philadelphia has to offer....the Liberty Bell, Constitution Center, famous South Street, sports and entertainment.....90 minutes to the New Jersey shore, Baltimore's Inner Harbour, and the State Capital near Harrisburg.  And the best just 2 hours to New York City.....a great central location to just about anything you want to do, no matter what your fancy.

1999 came and the decision to become a Real Estate Agent....my license came in April.  To date I have my ABR, CSP and ePRO...and I am taking the necessary classes for my Broker's licence.

Since then, after a very interesting learning experience and successful 2 1/2 year run at a 1 shop independent Broker I decided I needed the BIG name company to grow.  What I learned is that I was still a small piece of the puzzle and that I just changed addresses.  Any job is what you make of it I guess.

I rely on a network of solid relationships and through that receive 95% of all my business from that network.  I give time to many charities and serve on many boards to further growth both personally and professionally.

I love my work, the wonderful feeling I get from a satisfied Buyer and Seller is such a rush.  I look to continue to grow personally, professionally and spiritually while enjoying where I now call home, Philadelphia.  If you need to know about restaurants....entertainment....historical sites....or just a place to chill let me know.

Its all in how we Educate and Communicate....

Today's market for most leads to many dream's of grandure.  Especially by the Seller who in many cases has missed their window of opportuinty to hit the "home run....and a double is not enough for them".  Also, the Buyer who now believes that any home can be negotiated to a "steal" for them.....or they won't buy. 

I am interested to see how everyone is handling themselves when (notice I did not say if....) this happen's.

As you can see I am caught up in the Phillies run for the playoff's.....great since the Eagle's have flown the coop so far this year.
